Do I Need a Permit?

Yes. Creating a secondary suite requires:

  • A Residential Building Permit
  • Approval under the Zoning By-law (often a conditional use)

Where Are Secondary Suites Allowed?

Secondary suites are allowed in specific zones (such as agricultural and residential areas).

They are not permitted in all zones.

What is a “Conditional Use”?

A conditional use means:

  • Your project must be reviewed and approved
  • Neighbouring properties may be considered
  • Approval is not automatic

Size and Design Requirements

Attached Suites (within the home)

  • Minimum size: 350 ft²
  • Maximum size:
    • Up to 861 ft², or
    • Up to 80% of the main dwelling size (whichever is smaller)

Detached Suites (separate building or above garage)

  • Maximum size: 861 ft²
  • Must be smaller than the main dwelling
  • Must be at least 10 ft away from the main building

General Rules

  • Only one secondary suite per property
  • Must have:
    • A separate entrance
    • At least one parking space
    • Water and sewer servicing (if available)

Not Permitted

  • Secondary suites are not allowed on properties with duplexes or multi-family dwellings
  • Home-based businesses are not allowed within secondary suites
