Variances
What is a Variance?
A variance is approval to relax or adjust a specific requirement of the Zoning By-law for a property.
Variances typically apply to:
- Setbacks (distance from property lines)
- Building height
- Lot size or coverage
- Other development standards
A variance does not change the zoning of a property or permit new land uses.
Why is approval required?
Zoning regulations are in place to ensure safe and consistent development.
Variances are reviewed to:
- Address unique property constraints
- Maintain the overall intent of the Zoning By-law
- Ensure neighbouring properties are not negatively affected
When is a variance needed?
A variance is required when a proposed development does not meet one or more zoning requirements, such as:
- Setbacks
- Height limits
- Lot dimensions
- Building placement
- Parking stalls
