2026 Homeowners Affordability Tax Credit (HATC)


The Homeowners Affordability Tax Credit (HATC) will increase to a maximum of $1,600 for the 2026 tax year. Eligible homeowners will receive up to $1,600 toward the school portion of their property taxes. The HATC will be applied directly on municipal property tax statements. The HATC applies only to residential properties that are designated as principal residences.

Farm properties will continue to receive the Manitoba School Tax Rebate, which is maintained at 50 per cent. There are no provincial property tax credits or rebates to be applied to commercial properties.

New property owners will have to declare their principal residence with their municipality before tax statement production has begun in order to have the HATC as an advance applied directly to the property tax statement. 

Eligible homeowners who do not receive the HATC on their 2026 property tax bill can claim their credit on their 2026 income tax return. HATC extended declarations were offered once in 2025 and are not available in 2026.

Not sure if you already receive the HATC credit?

Check your 2025 property tax bill to see if you received the Manitoba Education Property Tax Credit Advance (EPTCA). This would have been an amount of $1,500 or less. If you received the EPTCA in 2025 and there has been no change in ownership of your property, you will automatically receive the HATC on your tax bill.

If you did not receive the EPTCA in 2025, you should confirm your eligibility for the HATC and self-declare your principal residence.

If you think you are eligible, Click Here for the application form to self declare and submit the form to the municipality. The final deadline to self-declare in the RM of Hanover is May 1, 2026, but you are encouraged to declare as early as possible.

Your municipality will verify your information, and if you are eligible you will receive the credit in 2026.

If the May 1, 2026 deadline has passed, residents will to claim for the HATC through their income taxes.
